over the advantages and disadvantages of getting a pest inspection, preliminary
title report and property permits on your property before you have obtained
an offer. Once you have put your property on the market, here is the level
of service you can expect from us.
We
will input your property information into the Multiple Listing Service
Database.
We will input your property into the Multiple Listing Service Database
of the Nevada County Board of Realtors upon completion of the listing
agreement. This is done to make your property information available to
hundreds of agents.
Your
property will be featured on our Web Site.
We will list your property on our award winning Web Site. All properties
will have an informative description and will include a detailed color
flyer. This enables millions of people to access information on your property
worldwide. May we suggest you use our "Find A Property" feature
above (and on each page) to search for properties comparable to yours
and to see how properties are displayed.
For
homes, a lockbox will be placed on your property.
If you wish, an automated lockbox will be placed on your property. Inside
the lockbox are the key(s) to access the property. An agent wishing to
show your property will place a special keypad inside the lockbox and
enter a login code. This code is specific to each agent. The lockbox tracks
all entries making it possible for us to know which agent has shown and
when they showed your property.
A
detail file is kept in the Network office for quick agent reference.
All properties are kept in an in office database system called Lucero.
This database is similar to what you see on the property search page on
our web site. We also keep a hard copy file in our offices complete with
property handouts, maps for property location and other pertinent information
on your property. The office file makes it easy for other Network agents
to quickly provide information on your property to specific Buyers and
other real estate agents.
Special
properties have special needs.
For Commercial, Investment, and Business properties, we will work with
you to develop an individualized plan conducive to your needs. Not all
properties can have a lockbox. Since our common goal is to sell your property,
we will work to maximize your exposure without compromising current operations.
The
distinctive Network Real Estate sign will be placed on your property.
A distinctive, eye-appealing, Network sign will be installed on your property
within 3 to 5 days of your listing being processed. Having a Network sign
placed on your property greatly improves salability. First, it notifies
potential Buyers that your property is for sale. And secondly, it notifies
those around the property that your property is for sale. Many neighbors
convey information to friends and relatives outside the area.
Four
locations, over 80 agents and a strong networking system create property
showings.
Due to our four fantastic locations, our offices get an extraordinary
amount of walk-in traffic from people visiting Nevada County. Because
of this fact, we promote our own listings within our office by placing
your property on an in house database. Agents can access this at anytime.
All property information is updated on a daily basis. In most cases the
changes are input to the database within hours of the paperwork being
processed. "New Listings" are described to the agents at our Tuesday morning
office meetings. After the meeting, the agents will caravan to the newly
listed homes and preview each of them. Agents supply feedback as to the
selling points and make suggestions as how to better market your property.
Because
of our office camaraderie, don't be surprised if another agent from Network
Real Estate brings an offer on your property.
When appropriate, your property will be placed on the Board of Realtors
Tour. The Nevada County Board of Realtors has an agent tour every Wednesday.
Every fourth week, homes in your area will be on tour. This is an opportunity
for agents to preview your home. Currently there are over 500 active members
of the Nevada County Board of Realtors. These agents are our number one
source for getting your property sold as they are directly working with
Buyers everyday. Agents know the market and first impressions are important.
The
first time your property is on tour we need to make a lasting impression.
With proper pricing and presentation, we can gain maximum exposure to
other real estate agents. Phone ringing advertising, The Union, The Real
Estate Showcase, The Network Real Estate Home Guide, The Network Sign
and Post as well as our Web Site are our main sources of advertising.
Distribution of the Showcase and Home Guide run north to the Oroville
area, west and South to the Bay Area and East to the Lake Tahoe area.
We have maximized our Internet presence to a global scale. Aside from
our frequented Web Site, your property will also appear at www.realtor.com,
www.yardi.com, www.listinglink.com,
and occasionally on www.homescout.com.
We also advertise on www.theunion.com.
